AI for Commercial Real Estate Brokers
A Field Guide to Seller Prospecting, Listing Pitches, Buyer Matching, Follow-Up, and Human-Gated Automation
By Jeff Grijalva
Choose one repeated workflow. Get the evidence in order. Build something you can check. This book walks through that process using the work a broker actually does.
From the first signal
to the next step.
For commercial real estate brokers who want to apply AI to a specific part of their work and keep control of the result.
- Identify a workflow worth improving.
- Keep source facts separate from assumptions.
- Qualify seller interest and match buyer requirements.
- Prepare documents and financial inputs for review.
- Make follow-up, approval, and outcomes part of the system.

An excerpt from the introduction
The model is not the system
A general-purpose AI model can draft a polished email in seconds. That does not mean it knows:
- whether the recipient owns the property;
- whether your team already contacted another person at the same company;
- whether the price in your database came from the owner, an old listing, or an estimate;
- whether the attached PDF contains the current rent roll;
- whether the buyer already passed on the deal.
When an AI draft misses the mark, people usually revise the prompt. Sometimes that helps. More often, the model is being asked to write from an incomplete file. It does not know the relationship, the commercial posture, the current facts, or the decision that needs to be made. Better prose cannot repair missing knowledge.
AI drafts usually fail on knowing before they fail on writing.

A few details.
Can I buy it now?
Not yet. The manuscript and cover are in preparation for release. You can read the excerpt here or email me about availability.
Is this a collection of prompts?
The focus is on designing the workflow around AI: evidence, decisions, actions, and review. The method applies even when the tools change.
Do I need to build custom software?
No. You can start with the tools you already use: email, a CRM, a shared drive, and a spreadsheet. The first task is to understand the work.
Will there be companion material?
A printable operating workbook is being prepared alongside the manuscript. Final editions, pricing, and companion availability will be listed when the book goes on sale.
